Inventory Services

A thorough and comprehensive report scheduling the condition of the property and outside space will be conducted to provide the critical evidence required to ensure landlords or their representatives can recover costs against a deposit lodged by the tenant or against zero-deposit replacement insurance and record the following:

Check-In Service

We offer check-in services where one of our trained clerks meet the tenant at the property and carry out the following:


  • Conduct a check in with the tenants
    Walk around the property to agree the report findings
  • The inventory will be reviewed and signed by the tenants
  • Additional meter readings will be taken
  • The keys will be documented and handed over to the tenants

Mid-Term Inspections

It is recommended that regular inspections are carried out. We will carry out mid term inspections and record the following:


  • Carry out an interim report, which is a snapshot of the property condition at that time
  • The condition will be reviewed including the cleanliness and garden maintenance
  • The inspection is carried out without the use of the original inventory
  • High quality digital photographs included in the report
  • Issues raised by the tenant

Check-Out Service

A thorough and comprehensive report scheduling the condition of the property and outside space will be conducted when the tenant has fully vacated, in conjunction with the inventory and record the following:


  • The direct comparison of the condition of the property and outside space will be made and all differences documented
  • High quality digital photographs included in the report
  • Meter readings recorded
  • Identify and report on cleanliness, maintenance issues and damages including all furniture, fixtures and fittings
  • All keys received from the agent or private landlord will be documented
  • In line with recent regulation changes, smoke alarms, CO alarms and blinds will be checked

Check Out Cleaning Services

We offer a specialised and unique in house cleaning service to agents or landlords which differs to an End Of Tenancy clean. We will assess the level of clean required during the check out, upon instruction by the agents / landlords we will implement the cleaning services required in order to follow by producing an inventory report which entails no cleaning anomalies.
